RIBA STAGES 0, 1 & 2

INITIAL BRIEF, FEASIBILITY STUDY & CONCEPT DESIGN(s)

In the early stages of any project, a feasibility study is essential. This analysis explores the financial, practical and planning viability of the project. 


Following a successful feasibility study, the next step is to produce a design brief and then explore some concept design(s). This design stage gives an initial idea of what can be achieved with your property. It will explore the most efficient use of space and give an idea of the external appearance of the design. The concept design is developed concurrently with the design brief, which is a vital document which helps focus the design on the essential aspects.


  • At the initial consultation, we will assess your requirements and provide you with our impartial professional opinion of your project and advise you on the best way to proceed. We can also offer you a no obligation fee proposal for carrying out the services required.

  • During the concept stage we will develop the design with you. It is important that a number of different options are explored and then tailored to the requirements of your design brief.

RIBA STAGE 3

DEVELOPED DESIGN - PLANNING PERMISSIONS & BUILDING REGULATIONS


We can provide Outline or Full Planning Applications. The planning process is often challenging and is becoming increasingly more complex, therefore if the programme allows, we always recommend Pre-Application negotiations take place to lower the risk of refusal.


We liaise closely with planning, arboricultural and highway consultants to deliver robust planning applications. At this stage of the design process we aim to create collaborative, responsive yet practical solutions that meet strategic and local planning requirements in order to obtain approval.

  • Most planning applications are decided within eight weeks, unless they are unusually large or complex, in which case the time limit is extended to 13 weeks.


  • You can perform certain types of work without needing to apply for planning permission. These are called "permitted development rights". We always assess all projects to establish whether the project could be classed as permitted development.

Initial meeting 


At this initial meeting we discuss how we can help you with your project.

We talk through the process, the services we can offer you and can give you an outline timescale and fee information.

Most importantly coffee & cake is consumed.

Brief & Site Visit


We will gather all of the necessary site and building information. Surveys / photographs etc. We will write up the client brief.

We discuss the project details such as budget, planning, building regulations, and any specialist design inputs required.

02.


Concept Design


We will present the initial concept design or designs for discussion and feedback.

This is the time to make initial outline queries to the relevant planning authorities.

We will agree on a final design to progress to the developed design stage 3.

03.


Developed Design


We will present the final package of information for submission to the local building authority. 

We can make any final changes to make sure you are happy with the final design being submitted. 

We discuss if any further specialist information is required.
